Where the data comes from

Hazards data comes from FEMA (NFHL flood zones, National Risk Index) and USGS (earthquake faults). School data is sourced from NCES and GreatSchools. Crime + demographics come from the FBI UCR and the U.S. Census Bureau. STR-regulatory rules are agent-curated from city/county code libraries with the original ordinance always cited. Property-tax assessments are sourced from Rentcast (Premium tier).
